Are you too busy?
“A guest just checked out. I have 45 minutes before the cleaner arrives and a work call in an hour. Somehow I'm supposed to write something personal right now.”
“I want to send a thoughtful message after every checkout. I have great intentions. And then life happens.”
Do you have 5-Star Anxiety?
“I don't find out if a guest was unhappy until the review is public. By then there's nothing I can do.”
“I know one 4-star review doesn't sound like a big deal. But I also know exactly what it does to my ranking.”
Is your system broken?
“Some guests get a great personalized message. Most get nothing. I know it's inconsistent and I hate it.”
“I've been hosting for three years. I still don't have a system. Every checkout is improvised.”
You don't need more time or a copywriting degree.
GhoSTR guides your steps — and gives your guest something worth remembering.
Set. Snap. Deliver. Your ghost is the eager assistant you've never met.
Set out a paper guest card before check-in. Guests write down their highlights in their own words.

After checkout, snap a photo of the completed card. Your ghost reads every word and gets to work.

Three messages ready to paste: a checkout message with your guest's trip memory woven in, your Airbnb guest write-up, and a keep-warm note for when the timing feels right.

GhoSTR does not access your Airbnb account or message guests directly. All messages are yours to send. Full stop.
Six voices, one for every hosting personality. Pick yours and swap any time — per property, whenever the mood fits.
Memory Gift
Sent to the guest after checkout
Samuel, thanks so much for the kind words. It really means a lot to hear you had a great time. Here's a little memory snapshot from your trip that you're welcome to keep or share. Hope Duluth calls you back again soon!
We packed a lot into our 2-night stay in Duluth: Gooseberry Falls, Split Rock Lighthouse, Glensheen Mansion, and even the Richard Bong Museum across the harbor. We stopped by Duluth Coffee Co. to fuel up and made it out to Madeira Bistro in Two Harbors, which was a solid call. The suite was a great home base, and waking up to that Lake Superior sunrise from the deck genuinely caught us off guard. We'd come back just for that view alone.

“Samuel was a pleasure to host. Easy, warm, and communicative from start to finish. I'm glad he was able to make it out to Gooseberry Falls while in Duluth; it's the kind of hike that earns its place on a trip like this. The lake views were clearly a hit. We'd love the opportunity to host Samuel again next time he's in the area.”

GhoSTR came out of my own checkout-day chaos. I've spent years consulting with hosts (small operations and large ones) on how technology can run a better business. I've also watched an embarrassing number of Airbnb optimization YouTube videos. I know the community, I know the pressure, and I know what it feels like to wing it after every checkout.
GhoSTR is the tool I wish I'd had on day one. Built for hosts running a tight operation: you, maybe a family member or two helping with turns, no property manager in sight. One to three people keeping the whole thing running. Hosts like you.
Everything hosts ask before their first checkout.
For guests who opt in, you get three messages: a checkout note with your guest's trip memory woven in (the Follow Through + Memory Gift), your Airbnb guest write-up ready to paste, and a keep-warm note for when the timing feels right. For guests who skip the opt-in, you get a clean checkout follow-up and the write-up — two messages, no trip memory.
A guest card is a small paper form you set out before check-in. Guests fill it in during their stay — favorite spots, restaurants, how the space felt. After checkout you snap a photo and your ghost reads every word. Print blank cards directly from your dashboard.
No. GhoSTR never contacts your guests. It writes messages for you to send — copy, paste, done. There are no automated messages, no AI chatting on your behalf, no surprise outreach. Every word that reaches a guest comes from you.
GhoSTR respects that. If a guest skips the opt-in, you still get a polished checkout message and your guest write-up — no trip memory, no keep-warm note. If a guest leaves the card blank entirely, there's nothing to process and you're not charged. Guests who don't opt in are never contacted.
That's exactly what GhoSTR is built to catch. Negative feedback is flagged before it can become a public review. You get an immediate heads-up with the guest's exact words so you can reach out first. Negative cards don't generate messages, and you're not charged.
No. GhoSTR syncs your calendar using a read-only iCal URL — the same link you'd share with any calendar app. We never access your Airbnb login, your inbox, or your host tools. Your account credentials stay with you.
Guest data lives in your account and is never shared or sold. If your property uses registration mode (required in some jurisdictions, such as Minnesota Statute 327), we securely store the name, address, and vehicle information your guests provide on the card — accessible only to you, and automatically purged after 13 months. Phone numbers from opted-in guests are stored only for the keep-warm message you choose to send. GhoSTR never contacts your guests.
You pay $1 each time you process a guest card — snap a photo, generate messages. No monthly seat fee, no per-message charges, no tiers. One checkout, one dollar. Your first three are free, no credit card required.
Your Airbnb listing URL and your Airbnb calendar URL. The calendar URL is in Airbnb → Hosting → Calendar → Availability settings → Sync calendars → Export calendar. Paste both into GhoSTR and your upcoming reservations sync automatically.
No card, no charge. You only pay when you submit a completed guest card and generate messages. Reservations without cards sit in your dashboard until checkout.
The guest card and message pipeline work for any stay regardless of platform. Calendar sync is Airbnb-only today — VRBO support is in the works. For direct bookings or VRBO stays, you can add reservations manually.
Yes. Each property has its own voice setting — Warm & Personal, Witty & Playful, Professional, Stoic, Adventurous, or Poetic. You can also switch voices at any time and regenerate with a single click.
